With access to the abundance of information on the Internet, it may seem like a great idea to buy your next home without the help of a real estate agent. Sure, some people can go through this process alone, but most have a hard time doing so. Even if you’re doing it on your own and saving the commission charges of a realtor, in the long run, it may result in the process being more costly. Buying a home is an emotional process, and one of the biggest financial decisions you’ll make in your life. Here’s a few reasons why you should be using a real estate agent for your house hunting.

Education with a dash of expertise

Even with all the information online, it’s hard to know everything. Real estate agents have the educational background to help facilitate the buying process along with the expertise to help prepare a killer deal while avoiding delays and costly mistakes. Real estate jargon that’s full of acronyms is common in the buying process and may create a gap between you and the seller if you’re not using a realtor.

Negotiating isn’t an easy task

Many times as a buyer the idea of direct negotiation between you and the seller sounds ideal as it ensures a more transparent deal compared to working with a realtor. Unfortunately, the relationship and process between the two parties aren't always as smooth as you’d wish it to be. With the market as hot as it is, it can be expected that the negotiations will be just as heated, with lots of competition, cut-throat tactics, all-cash offers, bidding wars, etc. A realtor is also great for ensuring the purchase agreement allows enough time for inspections, contingencies, and anything else that’s crucial to your particular needs.

Committed to our clientèle

Not every real estate agent is a realtor, meaning they’re not bound to the same ethical standards practiced by realtors. In addition to this, most realtors rely on referrals and repeat business to build their clientèle base. This means that doing what’s best for clients should be just as important as any individual sale. We’re able to take the emotional aspects out of the transaction and present our client’s case in the best light while holding client information confidential from competing interests.

Better access and search power

Real estate agents have easy access to all other properties listed by other agents, and even with the Internet having plenty of old and new real estate listings, there are still those hidden gems that the Internet can’t get you. Sometimes there are properties that are available but not actively advertised, and these are the ones realtors can tell you about. If you’re interested in a specific area of houses to buy but the pricing may seem too steep, your realtor will have a great grasp on said area, and be able to point you in the direction toward a home that is more affordable.

There are certainly a number of people who are qualified to buy a new home by themselves, but once you start to do the research and find the long lists of information online it’s clear that the process isn’t as easy as one usually thinks. Being one of the biggest financial decisions you’ll ever make, why not make it a safe and simple process. Connect with Team Davids and we’ll ensure your buying experience is what you wanted, and that you find the home of your dreams.
