When you begin the process of buying a home, the search process can be stressful. With most new home listings online, it's easy to get overwhelmed and start feeling somewhat like you're drowning in a sea of real estate options. Here are some tips on how to stay focused during the home buying process, and find the right new home for you.

Get Specific

When you start looking for houses for sale, be sure you narrow down on specifics. Make a comprehensive list of everything you're looking for. Split that list into wants and needs, so that you're not getting distracted by things that aren't essential and lose out on the right home for you. Be very specific in what you're looking for.

It's also important to know what you're ready to compromise on. If you're willing to overlook having a renovated bathroom for a newer kitchen, make sure you know that going in.

Don't Waste Time Dreaming

Having these lists are essential to making sure you don't waste your time dreaming about a home that isn't right for you. There are so many homes that are listed, especially when the market heats up, that it can get overwhelming.

Don't be distracted by homes that have one nice thing, but don't have things on your list of needs. Having to renovate a home once you've moved in might push you out of your budget, and can lead to you being very unhappy in your new home.

Remember Price Per Square Foot

Once you have a shortlist of homes for sale that you are interested in, be sure to compare the homes on a price per square foot basis. At times you may find that a home that is actually smaller might wind up being more per square foot than a medium sized home, even when they're in the same neighbourhood. If the square foot isn't listed, ask your Niagara realtor to find out for you.
