How To Prepare For A Home Inspection

When selling your home you may be required to perform a home inspection. Buyers often put a home inspection clause into their offer, requiring a home inspection to be passed before they are locked into the sale. If you are required to have a home inspector come through the home, there are steps you can take to prepare for a home inspection.

Deep Clean The Home

You want to make a good first impression to your buyers, and you especially want to make a good first impression during Niagara home inspections. Your clean home will be an immediate indication that your home is well maintained and taken care or. Don't overlook the cobwebs in the corner or a messy room. Clean and tidy every room to make the inspection easiest for the inspector.

This also includes any storage spaces. You'll want to move anything you are storing in and around the furnace or water heater to elsewhere. The inspector will need three to four feet of space to get around and inspect the appliances. They won't move your things themselves, and they cannot pass your inspection if they can't see everything in the home.

Leave Everything Connected

Even if your home is vacant you will still need to keep all utilities connected until the home has passed the inspection. The inspector will need to test all of the appliances in the home, as well as check to ensure that all electrical outlets and wiring is up to code and working properly - which they cannot do if the utilities are turned off.

It is also best practice to ensure that the pilot lights on appliances are lit, as some inspectors will not light them. Having the pilot light lit is essential for the inspection of a number of appliances, such as a water heater, gas stove, or furnace.

Give Complete Access

Your home inspector will need access to all areas of the home, including the basement, attic, storage, or crawl spaces. Check all areas of the basement to ensure that there is no water or leaks, move away any boxes which could impede the way of an inspector, and thoroughly go through these areas of the home yourself prior to the inspection.

You should also leave out any controls or keys for things like a garage door, electrical box, or exterior building access.
